Method

For every listing with a verified floor area, we calculate a fair market price: the median sold price per square metre for comparable properties in the surrounding area, taken from HM Land Registry price paid data, adjusted for market movement using the UK House Price Index, and multiplied by the property's EPC-recorded internal floor area.

A listing is counted as above fair value or below fair value where the asking price diverges from that figure beyond a set tolerance, and about right within it. Listings whose asking price differs from the calculated figure by more than 30%, and those with no EPC floor area, are treated as unvalued and excluded.

The index recalculates daily as new listings arrive and sold records are published. Figures on this page were generated on 20 August 2026.
