Architecturally-treated and optimised five bedroom (three doubles, two singles) mid-terraced twenties house with both bath and shower rooms (and a downstairs cloakroom), on a quiet and tree-lined residential street directly next to Telegraph Hill Conservation Area, near excellent local schools, parks and stations.

Most pleasingly, your new home backs onto well-tended allotments, meaning you have gorgeously-green views from your sunny west-facing garden, and also from all of your rear glazing (the property is double-glazed throughout).

Stroll just nine minutes to Brockley Station, or 14 to New Cross Station (both are Fare Zone 2) for regular rail and Windrush line services. You have great bus connections as well (from Millmark Grove), like the no. 171 for Elephant & Castle and the no. 172 for Aldwych. The commute is a doddle.

Telegraph Hill’s parks and most popular schools (Hatcham College for 3-18/Edmund Waller for 3-11) plus several private nursery schools are also a short walk from your door, as is Goldsmiths University with its famous ‘Scribble’ sculpture (designed by Will Alsop) and its cool contemporary art gallery: Goldsmiths CCA.

In your front door and from the hall you have your front formal reception resting to your right. This faces east (for delightful morning sun), and is over 14 feet by over 11 feet. Walls and wooden floors are painted white, and you have a big bay window, an attractive central fireplace, and custom-made alcove storage/shelving.

Next door is your large open-plan kitchen/diner, with additional lounge space as well, and easy-clean rubber flooring. The flexible and bright space suits day to day life with your crew through to entertaining a fair few notably well. The whole room runs over 20 feet, to wall-spanning folding doors onto the decked section of the garden. This floor is tied off with a neat downstairs loo.

Up to the first floor and you have the original principal bedroom (above the main reception) to the front of the house. This is over 14 feet by over 10 feet and features the house’s second bay window.

Next door is a tidy single bedroom of over 9 feet by over 6 feet. If you don’t need all five bedrooms you may want to perhaps repurpose this to an office, or hobby or dressing room.

To the back of the house on this floor you have the main windowed bathroom (contemporary suite and fittings plus ply detailing and a run of mirrored cabinets here) and another good double bedroom, of 12 feet by over 9 feet.

Floor two delivers a tip top modern shower room (with monochrome fittings) and a dreamy double bedroom with large floor to ceiling sliding windows to allotment vistas (to the rear), and a final fifth bedroom (to the front), with twin Velux windows and plenty of accessible eaves storage.

A very well-connected spot! You have a New Cross postcode (SE14) which is so close to SE4 (Brockley) SE8 (Deptford and St Johns) and SE15 (Nunhead and Peckham); you can enjoy all of these with ease!

Your most local hot spots to eat and drink include Skehan’s, The Earl of Derby, The Hill Station (with pizza place next door), Mauby, Ellarys, Good as Gold (now with dinner service on Thursdays and Fridays), Cantinera, Sundae, Brickfields, Joyce and waterintobeer.

In New Cross, check out The Shirker’s Rest for craft beers, SOS, Mughead and Wakey Wakey for coffee/quick but tasty lunches, The Rose Inn for roasts, and Cup.PhoBun for authentic Vietnamese. Meze Mangal (Turkish cuisine) on Lewisham Way is also a great tip, especially for large groups.

Deptford is close for a thriving evening scene once the markets are all packed up. Jazu, Jars Bar, SALT, The Watergate, The Dog & Bell and Marcella are a few recommendations. Nunhead and Peckham are also close for further options and independent shopping.

Local Farmers' Markets are Brockley Market (held in Lewisham College's walled car park… fancier than it sounds!) and one at the lower park in Telegraph Hill. Both are on Saturdays.
